This 30.04 acre property includes CRP land plus a couple acres of timber in the NW corner of the west 20 acres. There are 9.72 taxable acres on the NE connected to the other 20.32 acres to the SW by a 50' easement. The land is eligible for one home and/or building to be constructed with several nice sites to suit the new owner.
The CRP is in two contracts of 10.14 acres at $164.90/acre that goes until 9/30/35 and 18.48 acres at $161.55/acre until 9/30/2030. These CRP contracts can be bought out if needed by the new owner if they choose to farm or pasture the land or a small area could be bought out to accomodate a home. The CRP fields are good soils that average a 76 CSR2 so good farming acres if so desired in the future.
