The land can be sold as one tract of 101.19 acres or the east 21.66 & west 79.53 acres with an easement along the south side of the 21.66 acres to Saratoga Avenue. The land is a mix of tillable, Conservation Reserve and recreational land. The west portion is excellent deer and pheasant hunting. The land is inside the Jewell city limits.
EAST 21.66 ACRES
Nice smaller tillable and open land that is eligible for a residence. This tract has approximately 18 acres tillable with a 79.9 CSR2 rating. There are a couple acres of trees on the north side. The south line will have a 30′ easement to access the land west of the RR tracks if these two parcels are sold separately. This land is in the city limits and Jewell stated this land could be split into two or more tracts for residential housing. There is rural water and electric service at the road. Driveway has been approved at SE corner but will not be installed until the status of the sale is known.
WEST 79.53 ACRES
This tract is a mix of tillable acres, Conservation Reserve Program acres, 7.5 acres of wetlands timber and three acre tract that will have an easement described below. There is 27 acres of tillable acres which includes the large field with the wetlands timber in the SW corner. This could all be brought back into production. There is a 7.9 acre triangular CRP field in the SE corner, 28.9 acres of CRP to the north and 2.93 acres of CRP bordering the wetlands timber. This is a total of 41.14 acres of CRP paying $381.58/acre until September 30, 2026. If this tract is sold seperately then there will be an easement access along the south side of the 21.66 acres and through Doug and Sherri Hove’s land to the south as shown on the map. The owner’s allow the neighbor to the west to use their south line for him to access and farm his 42 acres. This will remain in place.
Permanent Easement
The owners will retain a permanent easement to approximately 3 acres west of the RR tracks and the hill to the north where a family member has their ashes scattered and a sign is placed. They want to be able to visit the site and possibly have family gatherings there. The buyer of the land will own the lane and three acres and can use it but cannot disturb the land or remove trees without permission. The lane is necessary anyway and the hill is rocky soil so seeded down is the best use anyway. The easement will be drafted and the buyer will have the right to approve the final language.
