Description

This property contains 48.73 tillable acres with a 82.1 CSR2 and 88.19 acres pasture with a good working well, steel watering tank and electricity located in the SE corner of the pasture. The timbered pasture area also features excellent hunting opportunities. This would be a good tract for a young cow calf operator with the added benefit of also acquiring some quality tillable land. The crop land is leased for the 2024 cropping season, but there is no current lease on the pasture for 2024. This land is located on a level B road with a 3 ton bridge West of property but no weight issues traveling from the East.
