This is a highly tillable tract with a good yield history of over 230 bu/acre the last three corn rotations. The farm has had some manure applications in the past few years. Sealed Bids: Written bids will be received at the office of Gannon Real Estate & Consulting, on or before December 20th 1:00 PM CST. The bids will then be opened and presented to the executors of the estate for their approval, rejection or counteroffer. Sellers reserve the right to accept or reject any bid, no matter the amount, in their absolute discretion. All bidders will be notified of the outcome within 48 โ€“ 72 hours. The executors have the right to go back to the bidders and ask for another bid but could accept the highest initial bid. The bids may be hand delivered or sent by certified mail to the Gannon Real Estate & Consulting office at 122 Main Street PO Box 271 Ames IA 50010. Closing: Closing will be on or before February 7, 2025, but we could accommodate a delayed closing for 1031 exchanges or other reasons if they are approved ahead of December 17, 2024.

Earnest Money: A 10% earnest money payment is required upon contract signing. Payments are to be made to the Gannon Real Estate Trust Account. The earnest money must be paid in the form of a cashierโ€™s check, cash or wire transfer.
