This property is north of the Missouri river and east of Wilson Island State Recreation Area in NW Pottawattamie County. This property is SE of the Desoto National Wildlife Refuge. This land is mainly irrigated tillable farmland with three center pivot irrigation systems with two engines and two wells with pumps. The farm was in corn in 2020 with a yield in excess of 180 bu/acre. The soybean yield in 2021 was over 60 bu/acre. Approximately 260 acres are covered with irrigation. All but 26 acres are in-side the levee and south of DeSoto Avenue. There was 14 acres granted to the local levee district in the NW corner for use in repairing the levees north of the property. These had needed repair since the 2010 flood but all are now repaired. There is a bin site in the far SE corner but the bins are not in good condition. Excellent income for the price plus depreciation on the pivots, engines, pumps, wiring and underground piping.
