Description: Property Description: This 71 acres has 15 tillable acres that is presently cash rented but the lease will be cancelled so the buyer will have full possession of the cropland for the 2021 crop year. There is approximately 27 acres in the north CRP field coming out of CRP in 10/1/2020 and can be farmed or used for any other purpose in 2021. This would be 42 acres of tillable land in 2021. There is approx. 24 acres of CRP to the south that expires in 2021 that pays $147.29/acre. There are good sites for ponds on the south sloping draws to the south. There is a line of  8-10 acres of timber on the south line that is a deer travel and bedding area with a food plot and tree stand overlooking the food plot. The plot needs to be reseeded in the fall but was mowed and will be sprayed to kill all vegetation. There is a lot of timber to the SE and CRP acres in the area that is not hunted at this time. There is a boundary fence in the NE corner of the SE 40 acres that is what is deemed the boundary for the property with the neighbor to the east by prior agreement. It was impractical to fence on the property line in that corner. There is approximately half acre that will be in the legal description but cannot be claimed by the buyer as we understand it.   FSA Information: Not split.
